The bank approved the loan. Are all my questions answered?

Loan approval is encouraging, but you may still have questions about the home, agreement and ownership papers.

A lender’s approval does not tell you everything it checked or answer every question you have as a buyer. Ask what information you can see and discuss your own review needs.

Think about the decision you are making

You want to know what you are buying, what the seller has promised and what remains unresolved. A lender is making a lending decision through its own process. Those concerns can overlap without being identical. Keep your questions about possession, missing papers or agreement terms on the list even when the loan is progressing. Do not assume an approval message answers them.

Keep the approval letter and its conditions

A conversation saying “the loan is approved” may leave out a condition in the written letter. Save the actual communication and the list of papers still requested by the lender. If the seller treats bank approval as a reason to stop answering your questions, return to the unanswered points in your own file. You are still deciding whether the purchase works for you.

Checks to keep with your file

  • Ask whether the statement relates to the project or your specific transaction.
  • Identify the documents and advice you can actually access.
  • List questions about the agreement and seller that remain unanswered.
  • Disclose lender conditions to your own adviser.

The next step

Tell the reviewing lawyer what the bank has already shared. Then ask which parts of your purchase still need an independent answer.

Does using the same bank as a previous buyer settle the issue?

No automatic conclusion follows. The seller, documents, terms and current circumstances of your transaction still need to be considered.
