What the work involves
- Bring together the rent, deposit, term and other terms you have agreed.
- Arrange review or drafting of the lease and its attachments.
- Understand the signing and registration steps that apply.
- Get the party details and any representative’s authority ready.
Finish the commercial discussion before the appointment
Rent, deposit, duration, maintenance and possession arrangements should be settled in the draft before registration is planned. If the premises are being handed over with fittings or furniture, ask how their condition and inventory will be recorded.
For commercial premises, mention any access needed for fit-out work and any approvals the proposed use requires. A registration appointment cannot resolve terms the parties have not agreed. Keep a list of open points and have them addressed before treating the document as final.
Documents to have available
- Draft lease or a written summary of agreed terms
- Property description and available ownership records
- Party details and signing authority where relevant
- Deposit, rent, escalation and handover arrangements
If the property will be used for a business, explain any fit-out work and what will happen to it at the end. For a home, write down the condition, included items and repair arrangements. These are much easier to discuss while both sides are still finalising the lease.
Before work begins
You’ll know whether help with draft changes, registration and copies is included. If a disagreement has already started, mention it so the right advice can be arranged.
Questions about registration
We already have a lease format. Can we use that?
Bring it along. It can be a starting point, but the terms need to fit your property and what both sides have actually agreed.
One party has suggested a different lease period. Can we change it at the last moment?
Have the revised term and its implications checked before proceeding. Share the change with the drafter and the person coordinating registration so they are not working from different versions.
