How many years should your EC cover?

Someone has asked for an EC, but no one has explained the dates. Clarify the purpose before applying.

The search period should match the reason for the request and the review being undertaken. Ask the lender or reviewing lawyer to specify the period needed for your property.

Get the dates clear before the request

A certificate for one period may be useful for a specific application and still leave a gap in another review. Keep any written requirement from the bank, buyer or lawyer. Note the dates of earlier certificates already in your folder. If the property has a long or complicated history, let the reviewer decide what further coverage is needed rather than choosing an arbitrary number of years.

Explain why you need the certificate

An EC requested for a bank, an earlier ownership review and a recent transaction check may involve different questions. Tell the person arranging it the purpose and the dates already covered by existing certificates. If an older period has not been searched, keep that gap visible. Do not stitch certificates together in your mind without checking their start and end dates.

Details to check

  • Record the requested start and end dates.
  • Share any lender or professional instructions.
  • Identify relevant earlier transfers mentioned in your file.
  • Ask whether a more recent search will be needed before the next stage.

The next step

Confirm the start and end dates and check the resulting certificate against them. Keep earlier ECs too, with their periods clearly labelled.

Can I simply use the EC obtained by the seller months ago?

It may be useful background, but its date and period may not meet the present requirement. Ask the person relying on it.
