What the work involves
- Identify your exact project, phase, tower and apartment.
- Gather the land, development and approval papers for review.
- Compare the agreement with your payment plan and the terms you were offered.
- Prepare questions for the developer about missing or unclear records.
Review the offer you will actually sign
Save the booking form, payment plan, specifications and agreement version supplied for your unit. If the developer changes a document during the process, retain both copies and ask what changed. Keep your tower, phase and apartment number on the file so similar project names do not cause confusion.
List promises that matter to your decision, such as the stated handover arrangement or an item included in the price. Ask where they appear in the documents. A sales conversation can explain the offer, but the reviewer needs the proposed written terms and supporting records.
Documents to have available
- Booking form and draft agreement
- Available title, development and approval records
- Project and phase details, including RERA information where applicable
- Apartment plan, specification schedule and payment plan
Keep the brochure, booking form and emails about the offer together. They explain what you were told, while the agreement sets out what you are being asked to accept. Check that the records shared relate to your phase and unit, rather than another part of the development.
Before work begins
We’ll discuss the project documents, agreement review and written opinion you need. Share the builder’s deadline early so you know what can be reviewed before then.
Questions about property verification
I’ve paid the booking amount already. Can I still ask for a review?
Yes. Share the booking terms, payment receipt, papers received and the next deadline. The review can begin from your current position and identify the questions to raise before the next step.
The project has many buyers already. Does my agreement still need attention?
Your unit, payment commitments and agreement version still need to be understood. Tell the reviewer what information has already been shared and which terms you have agreed to.
